We want to warn you about another real estate scam that recently took place. Fraudsters managed to deceive a buyer by taking a deposit of 4,000 euros for a two-room apartment in Sveti Vlas, advertised at a price of 41,000 euros.
Upon further investigation, using video footage and a cadastral check, it was confirmed that the apartment in question is actually in the “Ipanema” complex, with a sea view, and its real market price exceeds 100,000 euros. Clearly, the unusually low price was a bait to lure in unsuspecting buyers.
The scammer, who introduced himself as a broker named Bogdan, had access to detailed information about the property, including a video and reservation contract details. It is likely that he posed as a buyer or a fellow agent to obtain this information. The deposit was sent to an account in Spain belonging to the so-called “seller,” who turned out to be fake.
‼️ How to protect yourself?
✔️ Always verify the market value of the property through multiple sources.
✔️ Work only with registered real estate agencies that have a proven track record. Check their background and read reviews from other clients.
✔️ Never send deposits directly to individuals without legal safeguards.
